Crawford Square Real Estate Advisors {"CSREA") is a privately held full service real estate firm based in Birmingham, Alabama which leases and manages retail and mixed-use assets in the Southeast. The CSREA portfolio includes properties totaling nearly 10 million square feet in 6 states including North Carolina, Kentucky, Tennessee, Georgia, Alabama, and Florida. The company strives to provide a unique approach to every property which results in exceptional asset performance.
Responsibilities:
- Primary responsibility is retail leasing associated with the existing vacancies and expected upcoming vacancies in the portfolio
- Direct all deals with national, regional, and local tenants at the assigned properties
- High level of experience with national tenants.
- Gain superior knowledge of the markets in which the properties are located
- Travel to and prospect in the markets where the properties are located
- Create merchandising plans for each property to identify prospective tenants
- Return phone calls regarding space inquiries
- Determine the viability of any prospect based on their business plan and financials and make a recommendation to ownership accordingly
- Lead calls with owners to give leasing updates as needed
- Maintain all site plans/leasing materials ensuring they are up to date and accurate
- Create a property business plan, market surveys and prospect list during the property acquisition due diligence period
- Assist in the preparation of the annual budget of each assigned asset
- Attend ICSC conferences as needed
Requirements:
- 7+ years of experience in retail real estate
- Demonstrated success leasing to national and regional retail tenants
- Mall/Open Air Lifestyle leasing experience
- Experience reporting to institutional asset managers is preferred
- Prior REIT experience helpful
- Cold calling/canvassing experience required
- Four-year college degree preferred
- Strong presentation and verbal skills
- Proficient in Microsoft software; Property Capsule/CRM systems experience preferred
- Overnight travel required

Property Manager Position
The Associate - Property Management is responsible for overseeing and managing the daily operations of multiple properties in the Crawford Square portfolio. The candidate should be a collaborative team player who wants to learn, welcomes a challenge and is confident in their decision-making ability.
Responsibilities:
- Manage the day to day operations of multiple properties in several markets
- Maintain and develop strong relationships with existing tenants
- Resolve maintenance issues, develop preventative maintenance plans, administer property improvements and oversee existing property conditions
- Respond 24 hours, 7 days per week to any tenant issue or property emergency
- Prepare the annual budget of each assigned asset and provide at least a semi-annual reforecast
- Prepare monthly and quarterly variance reports for reporting to ownership
- Lead regular Asset Management calls with ownership representatives
- Inspect properties on a regular basis to note and correct all property issues
- Assist in managing fiscal activities of the property including development and adherence to the budget
- Develop operations programs that contribute to the overall profitability, safety and productivity of the shopping center
- Respond to tenant and shopping center customer inquiries and suggestions
- Recommend and implement property sustainability practices
Requirements:
- 3-5 years of experience in managing retail shopping centers
- Four-year college degree preferred
- Excellent organizational, communication and interpersonal skills
- High proficiency of Microsoft software including Word, Excel and Outlook
- Strong analytical and problem-solving skills
- Out of market travel required and reimbursed
